It sounds like you're in a bit of a pickle with the lack of inquiries and viewings for your property. It's not uncommon for things to slow down in the real estate market, especially during the summer months and with the added complexities of hurricane season. And let's not forget the lovely humidity and the chaos of an election year!
While lowering the price can certainly catch the attention of potential buyers, it may not be the most effective way to grab the attention of real estate agents. However, you already are specifically saying you're offering a 2% commission to any agent showing your property that leads to a sale. Thats kinda the whole point of the MLS (or it was). But, increasing the 2% commission before the Aug 17th rule change to any agent showing your property that leads to a sale could definitely pique their interest. After all, who doesn't love a little extra incentive?
It's great that you're eager to get your Florida home sold, especially after transitioning it from an Airbnb vacation rental to your private residence. The cleaning and moving process can be quite the undertaking, but I'm sure it will all pay off in the end.
