Why is there a fee "$$$" on the closing statement after listing broker commission?

I thought you didn't collect a commission from me at closing?  

You are correct!  — we do not collect a commission from you at closing.

If the buyer who purchases your home is represented by a real estate agent (a REALTOR), a small fee will appear on your closing statement next to our name, below the "Commissions" line. This fee is paid to us by the buyer's agent. It does not come from your proceeds and does not affect your net from the sale in any way.


If the buyer has no agent, there is no fee to us at closing whatsoever.





In the example above, the sales price was $550,000. The buyer's agent commission was 2.5% ($13,750). The buyer's agent received $13,251 — $499 less — because that $499 was owed to us as a transaction fee. The seller's proceeds were not affected. 


To summarize:

  • You sold it yourself, no buyer's agent involved → You owe us nothing at closing.
  • A buyer's agent brought the buyer → A small fee is deducted from their commission. Your proceeds are unchanged.

You paid your flat fee when you listed. That is your only cost. Ever.
