Why is there a fee "$$$" on the closing statement after listing broker commission?

I thought you didn't collect a commission from me at closing? You are correct! This fee is paid to us by the selling broker.  The easiest way to handle and show this on the closing statement is below the "Commissions" line. See the detailed and correct example below.





In the given example above, it is evident that the sales price amounted to $550,000.00, and the commission offered was 2.5% of the sales price, resulting in a total commission of $13,750.00. Upon examination of the illustration, one can observe that the payment made to "1 Palm Realty PLLC" was $13,251.00. This amount is $499 less than the full commission of $13,750.00 (2.5%), which is accurate since the selling broker owed us $499, as indicated by the red arrow in the example.


Don't worry, the $499 is not coming out of your pocket. Nope, it's coming out of the other REALTOR's pocket. Ha! Take that, other REALTOR!
